    7 Signs It's Time for a Roof Replacement

    Your roof is the single most important barrier between your family and Ballarat's changing weather. Yet most homeowners only think about it when something goes wrong.     Here are the seven signs we look for when assessing whether a roof needs replacing rather than repairing.

    1. Persistent leaks or water stains

    A single leak after a heavy storm might just need a patch. But if you're seeing brown stains on ceilings, damp patches on internal walls or water pooling in your roof cavity, the underlying structure is likely compromised. Repeated leaks across multiple areas usually mean the entire system is at the end of its life.

    2. Sagging rooflines

    Stand back from your home and look at the line of your roof. It should be straight. Any visible dip, wave or sag suggests structural movement, water damage to the timber underneath, or both. This is one of the clearest signs that replacement is needed.

    3. Rust, corrosion or lifting sheets

    Tin and Colorbond roofs can last 40+ years, but once rust takes hold around fixings, ridges or valleys it tends to spread. Lifting or rattling sheets in high wind are another red flag.

    4. Cracked, slipped or missing tiles

    Tile roofs that have lost more than a handful of tiles or show widespread cracking are no longer weather-tight. Once water gets under the tiles, the sarking and battens deteriorate quickly.

    5. Granules in your gutters

    If you're cleaning your gutters and finding piles of small grit or paint flakes, your roof coating is breaking down. Once that protective layer goes, the metal underneath has a short remaining life.

    6. Rising energy bills

    An aged or poorly insulated roof lets heat escape in winter and bake your home in summer. A modern replacement with proper insulation and reflective sarking can dramatically reduce heating and cooling costs.

    7. Your roof is simply old

    Most Australian roofs last 25 to 50 years depending on materials. If yours is approaching that age, getting an honest assessment now is far cheaper than reacting to a sudden failure.
